Welcome to Apartment Perspective.  In addition to the James Real Estate Services analysis of vacancy, demand and rental rate trends, Apartment Perspective includes a list of all apartment projects under construction and proposed in metro Denver, and all communities started and completed during the 2nd quarter of 2026.

Metro Denver employment growth has stagnated or declined and that is having an adverse effect on all types of real estate, especially apartments. Vacancy rates have risen and effective rental rates declined. Development has slowed but there still is a large pipeline of apartment projects under construction, many of which will be completed in 2026 and 2027.

Concessions and incentives are common in today’s apartment market, especially in newer communities with rental rates at the upper end of the spectrum, although the situation has spread across the market. There is also competition from for-sale housing, although increased mortgage interest rates have deterred some buyers. High prices also create a barrier for some buyers, especially younger residents.
